Buyers love spacious homes. They also love to look at photos online. Statistics show that without 10+ pictures your home won't get the attention it deserves as potential buyers pass by your listing and on to the next one, particular in our market in Las Vegas, Nevada that is saturated with an influx of foreclosures and short sale listings.
- Remove area rugs - these break up the expanse of the floor and can make rooms look smaller, keep the floor as clear as possible.
- Use a wide-angle camera - a camera with a 28mm lens or less is considered the best option for interior shots as it magnifies the distance between objects, showing depth.
- Get creative with furniture - make sure pieces don't block views or walkways, try removing pieces or swapping for smaller items to add or create new space.
- Fill up empty space - buyers have a hard time visualizing how their belongings will fit into an empty room, a well staged home can sell a home more quickly and at a higher price.
- Use mirrors to your advantage - a reflection in a mirror can reveal more when you can't squeeze everything into one photo, just remember to avoid capturing yourself!
- Lighten up - a brighter room typically comes across as more open and welcoming, pay attention to the light sources in a room to get a better photograph.
- Shoot at an angle - the diagonal line is the longest visual line in the room, try backing up into a corner, try different angles, you can even try getting low to the ground!
- Remove clutter - yes you may have heard this before but it is time to hear it again, clear crowded areas and tiny items as they take away space and steal attention from your beautiful room.
