I became involved with property management as an added service to satisfy the needs of my clients, both in and out of town. As a seasoned professional, I treat each property as if it were my own. I have developed a stringent screening process for prospective tenants; I treat each client with the same scrutiny they would employ if the potential tenant were buying the property. In addition to the Listing Agreement which permits us to advertise and market your investment rental property, per the Property Management Agreement, the Property Managers responsibilities include budgeting expenses, securing renters, collecting rent, complying with laws and regulations, and maintenance of the property. This includes arranging for preventive maintenance, repair or corrective maintenance.
Property Management Set Up Cost
One-time
management fee of $1000.00 (held in trust account) which includes $700.00 as operating reserves
for your account. The operating reserves are a credit to the landlord. Late charges for tenants, enforced by the company, are passed on in gross revenues to the landlord.
As a member, you will receive the following services
Tenant Placement
We require each potential tenant to complete
an application, then follow up to verify their employment, rental
history, and credit & criminal history. This helps assure that your
property will have the best tenant possible.
Maintenance
We strongly recommend a home warranty be put in place to provide quality and
timely maintenance so you don't have to pay
the exorbitant rates charged by others when a maintenance and repair issue arises. This can save you
hundreds of dollars per year in home repair costs.
We will answer any maintenance issues and arrange for repair work on your property. Our tenants will have access to a 24-hour emergency number if a problem should arise during non-business hours. This added security gives our tenants and our owners a sense in knowing that their property is being watched after 24 hours a day 7 days a week.
Inspections
When a tenant
moves into your property, they are given a form which they sign prior to
their occupancy and again when they vacate the premises. This form
allows us to keep track of all maintenance issues caused by the tenant
during their stay in your property. This way there is no confusion on
the condition of the property before and after a tenant vacates. Approximately every 90 days, we make a thorough inspection of your
unit, both inside and outside. As a part of our
service, we also provide weekly vacancy maintenance for all unoccupied
properties and drive-by inspections of all of our properties which are
currently occupied. This is done to make sure your investment is is
being properly cared for and maintained if you have tenants in your property or not.
Evictions/Collections
If rents are not paid by the 8th of the month, we begin the processes necessary to collect rents or evict tenants. As a part of our
service, we process all paperwork needed to execute a quick, and smooth
eviction on your property should one be required. We have a
responsibility to our owners to make sure that their tenants pay their
rent on time. For this, we have a 2-day grace period for rent receipts
and begin sending out 5-day Eviction Notice on the 3rd day of the month
for all late payments. This efficient service provides you as an owner
the security in knowing that tenants who cannot afford their rent need
to vacate your home as soon as possible so that we may place a
better-quality tenant. Understanding the eviction process in Las Vegas, Nevada
Rental Income Estimates
Based
on comparable and market conditions, we determine a fair marketable
rental rate for your property. This is revisited each time your house is
put back on the rental market and you have the final say on the amount
your property is rented.
Accounting
We can provide numerous reports including tenant rental histories,
property rental histories, tax information to your accountant, and a
host of other reports with the touch of a button.
Advertising & Marketing Your Property
Per the Listing Agreement, professional photographs, inside and out, will be taken of your property. A "For Rent" sign will be placed on the property. Along with pictures, descriptions of the property and its amenities will be placed on the internet, the MLS, Realtor.com and at least six additional web sites giving potential prospects the ability to shop online for your rental in the comfort of their own home. These web sites are designed for rental properties and are widely advertised to the public, at a cost of $95 per month, which applies only while the property is vacant. When rented, the property information is removed from the internet and the expense is stopped. Most tenants browse via the internet first before looking at properties.
As
an added service, email blasts can be sent out to all (11,500) active
real estate agents in all of the real estate brokerages in Las Vegas for
a service fee of $50. This is all done to provide as much exposure to
your property in the quickest way possible so that we can limit the
amount of vacancy on your property.
Leasing Fee
There is a leasing fee of $295 when we qualify a tenant for a vacant unit (due within 5 business days of the executed lease agreement). If the tenant does not remain in
the property for at least six months, we will re-let the
unit WITHOUT a leasing fee.
Placement Fee
Owners
are responsible for the $450 placement fee due the agent who
represents the prospective tenant (payable within 5 business days of the executed lease agreement). Placement fees can vary and be up to 1
months rent subject to the term of executed lease agreement (i.e;, 1+, 2 Year Lease).
Sales Fee
When the rental property contains the option to purchase subject property by occupant/tenant(s) and closing within the specified time period (OWC: Owner Will Carry) the commissions are 3% of the purchase price due the listing agent and 3% due the selling agent at time of closing paid by the seller.
Tenant Screening
We thoroughly screen all applications for our owners. We screen all applicants by pulling a credit report, verifying their employment and their income, as well as, interviewing their last landlord to verify if this prospective tenant paid their rent on time and if there were any problems once the tenant vacated their last rental property.
Monthly Management Fee For Houses, Condos and Town Homes Are As Follows: $100 Minimum Per Month
- 1 House: 10%
- 2 Houses: 9%
- 3 Houses: 8%
Small Apartment Buildings
- 1 Property: 10%
- 2 Properties: 9%
- 3 Properties: 8%
Each month you will receive a detailed statement on your property. These statements are easy to read and understand. Along with your proceeds check, your monthly statement will break down the current month’s activity on your investment property, showing all rent collected, management fees deducted and itemized maintenance done on your property. Courtesy copies of all maintenance invoices are included with your monthly statement.

As a free service to all of our owners, we provide direct deposit services into any local Nevada bank of your choice. Just let us know if you would like to take advantage of this service.
